Pennsylvania is a delightful mix of bustling cities, sprawling suburbs, and thousands of acres of farmland and preserved forests. The Appalachian Trail runs through the eastern part of the state. Lake effect snow off of Lake Erie often causes headaches in the northwest. The harsh winters make AWD or 4WD a necessity; The kind of public transit seen in major east coast cities, like New York City, just isn't seen outside of Philadelphia and it's rare to live within walking distance from a resident's workplace. Although the state has just two major cities of renown--Pittsburgh and Philadelphia, it's centrally located between New York City, the Jersey Shore, Columbus, and Washington D.C. The state houses over 12 million residents with a large population of former New York City occupants, who commute back to the city on its eastern border for work. For those looking for apartments, townhouses, or houses for rent, Penn's Woods offers a variety of housing opportunities.
For the most part, finding apartments to rent outside of the major and minor cities of Pennsylvania may be difficult. More common are townhouses for rent. Generally, the rent is higher for less space in the city areas. In turn, the rent is lower or about the same for more space in the rural areas. Renters may even be able to rent a farm or find a property with enough land to have horses.
Apartments in the larger cities will go fast, so be prepared to pay the deposit and 1st months and last month’s rent soon after viewing the apartment. Apartment owners will also require a credit check and/or a background check before any prospective renter moves into the apartment. In some cases, they may even require references from previous renting situations.
Damage Deposit
In Pennsylvania, paying a damage deposit is commonplace when renting apartments, houses or townhouses. It's usually equal to one month's rent. If the property is damage-free at the end of the rental agreement, the renter receives the money back. It's rare for that to happen, particularly if staying longer than six months.

Pennsylvania is a large territory. There is Philadelphia in the southeast. Harrisburg and Pittsburgh are also large cities in the state. Most of the state is farmland, suburbs and forest. Renters might find apart off-street parking commonplace in the smaller cities and suburbs. Apartment complexes are rare outside of cities, so it's more likely renters will find townhouses for rent in less populated areas. These complexes usually have a variety of amenities, such as tennis courts, laundry rooms, and garage parking. Of courses, these amenities vary from city to suburb. Generally speaking, the eastern side of the state is more suburban than the western side of the state. Apartments and townhouses are generally more common on the eastern area of the state.
Life Outside of the Cities
Either rent to own homes or rental houses are the more available to rent in the less populated areas. The amenities on these properties could range anywhere from acres of land, outbuildings, livestock shelters, paved driveways, decks, pools, and lots of trees. In the more rural suburb areas, renters will find above ground pools to be a regular feature. The hot summer sun in the valleys and plains of the state make this a necessity along with central conditioning. Older houses, particularly those built before the 1990s do not have central air.
