Negotiate the Rent
It is perfectly acceptable for you to try and negotiate the rent. If an apartment has been available for several months, the landlord is likely to be eager to get it rented affording you leverage in the negotiations. Conversely, if the apartment was just recently posted and is flush with many attractive features and amenities, priced appropriately and in a desirable neighborhood the landlord may be less inclined to offer a price reduction. In either scenario, there is no harm in making a reasonable offer to lease.
Iowa Damage Deposits
Deposits are given in order to offer landowners security in case a tenant does not pay rent and to pay for damages beyond the traditional wear-and-tear at the end of a tenancy. Prospective tenants should be aware of the difference of being able to retrieve the security deposit and getting it back. Video tape or take pictures of the apartment before moving in and out. You should also document changes, upgrades, or repairs that you make to the apartment on behalf of the apartment and the landlord. When you decide to move out of the apartment, run a final walk through with the landowner and have a witness present to provide added security.
